The comparables are located in the AHWATUKEE subdivision.  Comparable 1 was adjusted for its superior site, surplus land adjusted at $2.41 per sq ft.  adjustment supported by #1271.  Comparable 2 backs to vacant land that was a former golf course that has been unmaintained, there are several reports, the land was sold to a developer and will be developed as SFR’s.  Market data indicates no market difference for this feature.  GLA adjusted at $40 per sq ft, supported by #1299 and 1326.  The difference in adjusted sale price is $9,744, this represent the markets reaction to the additional bedroom.
