The comparables are located in the Casa Mia subdivision.  Comparable 2 was not adjusted for seller paid concessions since the analysis is on the market area and not on the transaction of comparable 2, seller paid concessions are common in the area.  GLA at $25 per sq ft supported by #1303 and 1297.  Pool #1309.  The difference in adjusted sale price is $1,310, this represents the markets reaction to a 1 car carport.
