The comparables are located in the LANTANA RANCH subdivision.  Market conditions are stable.  Comparable 1 was adjusted at $40 per sq ft. GLA adjustments supported by #1298 and 1299.  Comparable 2 was adjusted to reflect seller paid points.  The difference in the adjusted sales prices is $7,800, this represents the markets reaction to the additional garage bay.
