The comparables are located in the Park Central at Augusta Ranch Condominium project.  The comparables were adjusted to reflect seller paid concessions.  GLA was adjusted at $50 per sq ft.  The difference in the adjusted sales price is $5,300, this represents the markets reaction to a second garage bay.
