The comparables are located in competing subdivisions within the same market.  Stable market conditions.  Comparable 1 is located in a gated community.  Surplus land was adjusted at $3.25 per sq ft supported by #1243 and 1266.  GLA adjusted at $45 per sq ft, supported by #1299 and 1301.  Pool adjustment supported by #1310.  The difference in adjusted sales price is $20,325, this represents the markets reaction to a gated community.
