The comparables are located in the SENITA subdivision.  Comparable 2 was adjusted to reflect the additional garage bay, garage bay adjustment supported by #1311.  Comparable 2 was not adjusted to reflect seller paid points since concessions are common in the area and the data is based on the sale price.  The difference in adjusted sale price is $12,845, the difference in GLA is 253 sf.  $12,845/ 253 sf=$50.77 per sq ft.
