The camparables are located in the MOUNTAIN PARK RANCH subdivision. Comparable 2 was adjusted for seller paid concessions.
GLA adjustment was developed utilizing a statistical regression analysis of the subjects market area (See Addendum). The appraiser then utilized cost data to determine the GLA contributes 79% to the sales price, this was applied to the results of the analyses to arrive at the price per square foot of the contributory value of the GLA. 110x.79=$87 per sq ft.
The difference in adjusted sales price is $12,375, this reflects the markets reaction to an in-ground pool.
