The comparables were adjusted to reflect the GLA difference utilizing a regression analysis of the market area (attached as a PDF). Analysis indicates an increase of $114.51 per sq ft, the appraiser utilized cost approach data to determine the contributory value of GLA is 73%. $114.51x.73=$83 per sq ft for contributory value of GLA. The difference in left over sale price is $5,082, the difference in GLA is 5,010 sf. $5,082/$5,010 =$1.01 per sq ft for surplus land.
