The comparables are located in the CORTINA subdivision.  Comparable 1 is one house east of Power Road, to the south is an open area.  Comparable 2 does not posses any traffic influence.   Comparable 1 was adjusted for its superior site at $1.62 per sq ft, site adjustment is supported by #1250.  Comparable 1 was adjusted for GLA at $40 per sq ft.  The difference in adjusted sales price is $6,956, this represents the markets reaction to buffered traffic.
