The comparables are located in the ACACIA REPLAT  subdivision.  Comparable 1 sides to Higley Road and posses traffic influence, comparable 2 is located next door to comparable 1 and is one home removed from Higley Road, it posses traffic influence, however, less then comparable 1.  Surplus land adjustment at $2.07 per sq ft supported by #1247.  Bathroom adjustment supported by #1304.  GLA at $50 per sq ft supported by #1301.  The difference in adjusted sale price is $29,516, this represents the markets reaction to the traffic influence.
