The comparables are located in the CACHET AT PASEO LINDO subdivision.  GLA adjustment was determined through a regression analysis of the market area(attached as a PDF), which determined the rate of increase at $102.71.  The cost approach was then utilized to determine GLA contributes 71% to the sale price.  $102.71x.71=$73 per sq ft.  The difference in adjusted sale prices is $9,249, this represents the markets reaction to heavy traffic influence.
