The comparables are located in nearby similar competing subdivisions with similar amenities and market appeal.  Stable market conditions.  Comparable 2 adjusted for seller paid concessions.  GLA adjusted at $40 per sq ft supported by #1299 and 1326.  The GLA of comparable 1 was derived from the ARMLS data, per realtor the GLA reported in county records is inaccurate.  Comparable 1 resides on Central Drive a residential feeder street and posses light traffic.  The difference in adjusted sale price is $5,480, this represents the markets reaction to the light traffic influence.
