The comparables are located in the COLONIA CORONITA subdivision.  Stable market conditions.  Comparables were adjusted to reflect seller paid concessions.  GLA adjusted at $30 per sq ft, supported by #1298.  Pool adjustment supported by #1309.  The difference in adjusted sale price is $11,390, this represents the markets reaction to the light traffic influence.
