The comparables are located in the Sun City subdivision.  Stable market conditions.  Comparable 1 was adjusted to reflect seller paid points.  GLA at $20 per sq ft, supported by #1337.  Comparables are located in an age restricted community.  No market difference for the variance in site.  The difference in adjusted sale price is $4,160, this reflects the markets reaction to the light traffic influence.
