The comparables are located in the NEW PAPAGO PARKWAY subdivision.  Comparable 1 was adjusted to reflect seller paid point.  GLA was adjusted at $40 per sq ft, adjustment supported by #1326 and 1299.  Comparable 1 resides on 74th street a residential feeder street. The difference in the adjusted value is $5,500, this represents the markets reaction to its light traffic influence.
