The comparables are located in the SORRENTO subdivision.  Comparable 1 backs to Hartman Road and posses moderate traffic influence.   Comparable 2 was adjusted to reflect seller paid points.  GLA at $25 per sq ft, supported by #1303 and 1298.  The difference in adjusted sale price is $7,270, this reflects the markets reaction to moderate traffic influence.
