The comparables are located in similar competing subdivisions with similar market appeal.  Comparable 1 was adjusted for its superior site at $1.47 per sq ft supported by #1594.  GLA adjustment was developed utilizing a statistical regression analysis of the subjects market area ( See Addendum) to arrive at the price per square foot of the contributory value of the GLA. $29 per sq ft.  Comparable 1 resides on Dobbins Road and posses moderate traffic influence.  The difference in adjusted sales price is $9,588, this represents the markets reaction to moderate traffic influence.
